Overview

Lease Decoder is a skill from the PM Skills library that reads a home rental agreement the way a tenant-side adviser would. You paste the lease and add the rent, deposit, term and rough location; it returns a clause-by-clause table, red flags ranked by cost, the real price of leaving early and getting the deposit back, questions to ask the landlord and what is usually negotiable. It suits renters who want to understand a lease before they sign it.

It works out the money behind each risky clause, such as the full cost of breaking the lease, instead of giving general advice.

Try these first

Start with the first one: it is a small task you can check easily.

  1. Explain these two clauses in plain English. Rent is [amount], deposit is [amount]: [paste clauses]First try · check the quotes

  2. Decode my lease and rank the clauses that could cost me money. I'm in [state or country]: [paste lease]

  3. What would it cost me to leave this lease after six months? Show the math.

  4. Which clauses in this lease could I ask the landlord to change, and how should I word the request?

Good to know

You have a residential lease to sign and want to know which clauses matter before you do. The skill decodes each clause, ranks the ones that can cost money and computes the exit and deposit figures from the numbers in the lease.

Limits

  • It is a plain-language reading, not legal advice. Whether a clause can be enforced depends on where you live, so confirm important points with a local tenant organisation or a lawyer.
  • It decodes only the text you give it. Missing or unreadable pages are named as gaps, so a partial copy gives a partial result.
